Capacity Potential
Existing Yield
Unsurprisingly most dwelling units are in the residential zoning districts accounting for 89.67% of units, or 3004 units. Most of these units are in R1 which allows for 1 single family home per 6000 feet of lot area, roughly 7 units per acre. Multifamily units are allowed at almost twice this rate, averaging around 3000 square feet per unit. Though multifamily is limited to duplexes and two family homes.
While not a significant source of units the mixed use business districts, B2 and B3 which roughly cover down town represent the highest density, averaging around 8 units per acre. This is still significantly lower than the 14 per acre allowed in R1 and the 43 units per acre allowed under the B2 zoning regardless of housing type. B3 allows for significantly less density than B2, with single family limited to 8 units per acre and duplexs to 16 units per acre.

All historic parcels have been removed from the following analyses.
Single Family Only
The following map displays the capacity of all parcels within Brunswick that are not currently developed. These parcels were identified by selecting all parcels with no dwelling units, or large parcels (1 million or more square feet) that have only 2 dwelling units on them. These parcels were then assigned their max single family capacity according to their zoning district. Overall this results in 2668 units.
Commerical
Potential areas for commercial development are highlighted below. These parcels are currently zoned for commercial and contain no structure area. Overall this could add 1867226.2 square feet of commercial.

Including Multifamily
By including multifamily, where allowed by zoning, the overall development capacity increases significantly increasing from 2668 to 3598. It was assumed 30% of parcel would be developed for multifamily with the other 70% being multifamily (we can tweak this later as desired). Parcels were only assigned multifamily if they meet the minimum size requirements, or having 30% of the area being grater than 12,000 square feet. If not 30% was used for duplex and townhomes (where allowed).
Travel Sheds
The following walk sheds were computed using the mapbox api and may not be truly reflective of the experience. Without a proper walk/bike network we cannot assume how safe these travel sheds really are. The mapbox routing services uses sidewalks and trails and prefers streets with bike lanes but makes no further considerations for safety. With that being said these networks do indicate the potential for bike/bed infrastructures in Brunswick, especially with the MARC station being in the conservation district.
Conservation District
The following travel sheds were calculated using the vertices of the conservation districts and then dissolving by the time period to give a more accurate picture of the travel shed, instead of just using the center of the district.
The number of dwelling units within each travel shed is presented in the table on the right.
