Introduction

Each graph below provides visual representations of data collected from Airbnb listings in Amsterdam, Netherlands as of December 6, 2018.

The data set was relatively clean; however, additional sanitation was required. The data contains 20,030 rows of listing information and 96 columns describing each listing. Each row of data represents an Airbnb listing including information related to the host’s history. The graphs developed for this report depict information related to listing count per zip code, median cost, review scores, and accommodations.

Top Zip Codes and Median Cost

The analysis concludes that zip code 1054 had the highest aggregate of listings (403) compared to surrounding areas. When evaluating cost, zip code 1016 had the highest median price/night at $170, followed by zip code 1017 and 1012, respectively. The map of Amsterdam (Picture 1) indicates that zip codes with a higher median cost are located closer to the city’s center and the Amstel River—the city’s namesake. That said, zip code 1054 appears to be a reasonable alternative as it borders 1016 and 1017, which may explain its high availability and the competitive median price. Review Score Distribution

Based on the findings, the distribution of review scores is negatively skewed, and approximately 75% of scores are between 93-100% (boxplot). An analysis of the boxplot and descriptive statistics revealed several outliers; however, these observations were not removed from the data set. Therefore, the median was selected to describe an average review score of 97%.

Room Type

According to the results, approximately 79% of Airbnb hosts rent their entire home or apartment, while 20% of hosts rent a single room. The remaining proportion of hosts offer an option to rent a shared room with their guest.

Accommodations

According to the analysis, listings that only accommodate two people occupied the most significant proportion of accommodation types at 55.9%. The portion of four-person accommodations held close to one-third, followed by three-person accommodations, which made up approximately 9% of the listings. The smallest percentage shown consisted of one and six-person accommodations, respectively around 2%.
