Exploratory analysis

This presentation consists in some preliminary investigation of variables influence on the price of homes in Winnipeg, Canada using data of house sales from January 1st, 2016 to March 1st, 2016.

Linear relationships

We start by investigating linear relationships between home price and each of:

  • logitude,
  • latitude,
  • whether it has a garage,
  • living area,
  • frontage, and
  • year built.

(With all non-factor variables normalized.)

Linear relationships

It turns out that the linear relationship that uses living area to linearly predict home price has the lowest p-value:

That is, prima facie/confounders aside, we can be most confident of there being a linear relationship between living area and home price.
