0.Project Methodology

This exercise demonstrates how complex geographical data can be synthesized into actionable insights. By mapping critical ‘Quality of Life’ variables—such as transit accessibility and proximity to essential services—we provide a blueprint for objective, data-backed property acquisition. Ultimately, this framework leverages multiple geographical datasets to answer a fundamental question: Where should I purchase a house?

1.Selecting the city

Select the city you are intending to purchase the property at. For the purpose of this exercise, the selected city will be Bogotá, Colombia.

2.Work location

Since the majority of the travels people do are commutes from home to office, the first element to include for the analysis purpose is going to be the exact location of where you work.

3.Spatial Segmentation

  • Context Matters: Urban land prices are driven by immediate surroundings, therefore, similar urban areas may share similar prices
  • Segmentation: We group official neighborhoods and filter out rural zones to focus exclusively on urban areas.
  • Accuracy: This segmentation ensures we compare “apples to apples” across Bogota.

4.Adjacent Neighborhoods

We are only to evaluate adjacent neighborhoods whose centroid are no more than 10km away from the work location, since Bogota is a city with a lot of traffic, we shouldn’t be any farther than this distance or else, commutes would take too long.

5.Adding m² price data

Refining the Context We integrate price per m² for each selected area to compare land values and identify the most economically viable options.

6.Grocery stores data

With local pricing established, we now layer essential amenities onto the viable neighborhoods. We will specifically map the density of hard-discount grocery stores (D1, Ara)

7.Commercial gyms data

Now we’ll proceed to add commercial gyms (Bodytech, Smart Fit) data to the map

8.Metro Line 1 Proximity

To future-proof our location selection, we are prioritizing proximity to the Bogotá Metro Line 1. As the city’s first mass-transit rail project, it will serve as the primary benchmark for long-term accessibility and urban growth

9.Optimal location

This slide identifies your optimal property location based on three factors:

Convenience: Within 300m of a Metro station, Gym, and Grocery store.

Affordability: Located in the neighborhood with the lowest median price per m²

Efficiency: The point closest to your workplace.

The Target Icon marks the single most strategic location to buy in Bogotá.
