Os Fundos Imobiliários (FIIs) são formas acessíveis de investir no mercado imobiliário sem precisar comprar um imóvel diretamente. Eles reúnem recursos de investidores para aplicar em:

  • Imóveis físicos (Tijolo): shoppings, galpões, lajes, hospitais.

  • Títulos imobiliários (Papel): CRIs, LCIs e outros rendimentos em juros.

  • Fundos de Fundos (FoFs): diversificação por meio de outros FIIs.

  • Híbridos e Fiagros: combinam ativos ou focam no setor agro.

  • Desenvolvimento: construção e venda/locação de imóveis.

💡 Diferencial: os FIIs distribuem ao menos 95% dos lucros líquidos em forma de dividendos, geralmente mensais, muitas vezes isentos de IR para pessoas físicas.

Isso torna os FIIs populares para quem busca renda passiva recorrente, além da liquidez — já que as cotas são negociadas na B3 como ações.
