Analysis Considerations and Caveats

For this analysis DOR Use Codes 0 and 1 are considered Single Family, 3 through 9 are Multi Family, and 10 to 39 are considered Commercial. A full summary of the DOR Use codes can be found here. If you want any adjustments just let me know.

For this analysis I did a simple join of parcels to the half mile non-overlapping station buffers, in a few edge cases some parcels could be double counted in this analysis.

We have a few other ways of accounting for these edge cases with their own pros and cons. Joining the parcels by centroids or only joining parcels to the station with the largest overlap would stop parcels form being assigned to multiple station areas but both of these methods have a risk of under representing the station areas. Alternatively we could do a spatial intersection and only include the parts of parcels within the half acre area, this will accurately represent the land area (as long as the parcel geometry is accurate) but the building area cannot be calculated from the parcels and could still be double counted. I do not think these methods provide any level of additional accuracy to my chose method, just a different kind of inaccuracy. We can repeat the analysis and compare if desired.
