When comparing this trend to the National Population, we can see a similar dip following COVID before a steep raise.

We can see that around the same time that COVID started, and borders began to close, the overseas migration dropped significantly. However, after borders reopened. There is a spike. This is consistent with the Rental price raise we saw earlier.

But why is there such a demand for rental properties?

It is evident that whilst the demand for properties increased, the number of dwellings built continued to decrease. Further driving demand of rental properties.
