We are trying to introduce a DV that is a little more behavioral than the the hypothetical behaviors we had in previous rounds. Here, participants were asked to respond to an email by a landlord who wants to increase their rent. We will later have raters assess how competitive the responses are on a number of dimensions.
Participants were given the following scenario:
1. You’ve been living in this apartment for almost a year at $2,100 a
month.
2. You like the apartment you’re in and would generally want to stay,
but not at any price.
3. You looked into some online rental boards and even went to a few open
houses, but you were not happy with what you saw.
Imagine that you’re in this situation and you receive this email from
the landlord:
Dear tenant,
Your annual lease is coming to an end in two months. As preparation
for the renewal of the lease, we want to reach out and ask if you would
like to stay or move out. If you were to stay, the rent will increase
from 2,100 Dollars to 2,450 Dollars a month.
Would you like to renew your lease?
Please let us know as soon as possible!
Sincerely,
Management
Before answering the email, you reach out to a friend of yours who
recently negotiated their rent down. This is what they said:
My main piece of advice for you with your management company is this:
Try to understand your [opponent/partner]’s motives going into this
negotiation. Is your [opponent/partner] trying to play hardball with
you, like bullying or intimidating you? Or is your [opponent/partner]
being reasonable, just trying to solve the problems that they’re facing?
Your answer can shape how you respond to your [opponent/partner] and
which moves might be effective in achieving your goal.

Dear Management, Can you explain why the rent is increasing? This will help me decide whether to renew my lease or not. |
partner |
Dear Management, I will not be renewing at that price. The highest price I would consider is $2150. For anything above that price I will be moving out at the end of the lease. |
partner |
Dear Management, I would like to thank you for the opportunity to stay in the apratment but i cannot stay at the lease price. [TYPE YOUR RESPONSE EMAIL HERE] |
opponent |
Dear Management, I have decided to sign a lease elsewhere as I can longer afford the rent since the increase. |
opponent |
Dear Management, I am not sure I will be renewing at the price. It is way above what I pay now and I feel like it is out of my option. I really like my apartment but I will move out if the price cannot be negotiated. Thank you, Resident |
partner |
Dear Management, I am interested in renewing for sure, but was wondering if I could get a price reduction for signing a longer lease. I don’t want to move anywhere, but also think a longer lease would benefit us both. Let me know. Thanks! |
partner |
Dear Management, I enjoyed my stay the past year. I would like to renew my lease but I simply must speak to someone first. There are underlying circumstances where I feel like negotiating the terms is neccassry. Please reach out to me so we can work something out. |
opponent |
Dear Management, [While I do wish to stay, I simply cannot afford a rent increase. Can you please share why this is happening? I would like to keep my rent at the rate it is now. Thank you.] |
partner | Dear Management, I do not think I can afford the increase. Is there any way I can get the gas, internet and electric included? This will help the burden. Thank you. |
partner |
Dear Management, I appreciate you for having me rent in your apartment complex. I am mainly writing to you to see if you can at least lower the rent price by $200. If not , I would be looking elsewhere that is cheaper. I understand times can be hard but I am making ends meet. I hope you understand. Sincerely, Mensah |
opponent |
Dear Management, This increase is huge. This seems like a new rental rate you’d give to a new person coming in, not a current tenant that wants to stay. Is this correct rate? |
partner |
Dear Management, Thank you for reaching out. While I have enjoyed my residency thus far, and would love to remain a resident, I am curious about what has prompted the rent increase. Prior to making a decision, I would like to have a conversation with management to understand why the rent is increasing to ensure I am fully informed. Thank you |
partner | Dear Management, Thank you for letting me know that my rent would increase this month. However, I want to see if I can negotiate this price down, as it’s quite an expensive change for me. Thank you. |
partner |
Dear Management, I enjoy living here, but unfortunately, I am not able to afford a $350 rent increase. As I have been living here for years and have always paid on time and never created any problems, I’m wondering if there is any way for us to agree to a smaller increase that would allow me to continue living here? If not, I’m afraid I’ll have to go elsewhere. I appreciate your understanding. |
opponent |
Dear Management, Thanks for much for the offer! Unfortunately this new price is out of my budget, so I was hoping that we can agree on a new price that is satisfactory for both of us. |
opponent |
Dear Management, I hope this email finds you well. Thank you for reaching out regarding the upcoming renewal of my annual lease. I appreciate your proactive approach to this matter. Before making a decision, I would like to discuss the proposed rent increase from $2,100 to $2,450 per month. Understanding the factors behind this adjustment would be helpful in making an informed decision. Additionally, I would like to inquire about any potential changes or improvements to the property that might accompany the rent increase. It’s important for me to evaluate the overall value and benefits associated with the proposed adjustment. I look forward to your response and further information to assist me in making an informed decision about the lease renewal. Thank you for your time and consideration. Best regards, |
opponent |
Dear Management, I have found a new apartment that is much cheaper and offers a better quality of life. I will not be renewing my lease at this time. Thanks. |
partner |
Dear Management, Thank you for your email. We are interested in renewing our lease, but have some concerns about the uptick in monthly rent. Can you provide some additional reasoning behind the increase? Would it be possible to meet somewhere in the middle, say $2,250/month instead of $2,450? We love this apartment and have been great tenants, so we’re hopeful you’re willing to consider a less egregious increase to the monthly rent. Thanks, Tenant |
partner |
Dear Management, I understand that the price will soon be increasing. While I have appreciated the time I have resided here, going forward I will not be renewing my lease. I will be leaving immediately upon the date before my next charge is due. Best of luck. Edin |
opponent | Dear Management, Thank you for letting me know about the increase in rent and giving me to opportunity to renew. Due to the increase, I will be taking a look around to see what else is available at a lower price. I will let you know ASAP if I don’t find something as good. I would be more inclined to renew if rent was only increase to $2222 |
partner |
Dear Management, Hello, Thank you for reaching out about my lease renewal. I understand that you would like to increase the rent $350 dollars a month. I would like to remind you I have been a very good tenant, with no complaints, and have always paid my rent on time. I am willing to pay an increase in rent, however $350 is too much. I would love to come to an agreement somewhere inbetween there. I was given a cost of living raise of $120 a month that I would be willing to put towards the rent. Thank you for your time. |
partner |
Dear Management, I would not like to renew my lease. The increase in price is ridiculous for getting nothing new in return. Thank you. |
partner |
Dear Management, As much as I don’t want to because I do like the place. At that price I would have to find another place to live. If you would consider not raising rent I would be more than happy to continue living here.] |
partner |
Dear Management I am writing regarding the increase in rent. I believe that it is way to much for the apartment that I am in. I am willing to work with you on a appropriate increase. |
opponent |
Dear Management, I am surprised by the amount the rent is increasing. That is approximately a 16% increase in rent. May I ask the rent is being raised in the first place? I would like to meet to discuss this rent increase. This could potentially lead me to look into moving to another apartment. Thank you. |
opponent |
Dear Management, I will not be renewing the lease due to increased cost. The amount suggested is simply unaffordable, and I would recommend reviewing and resisting such increases for other tenants as well. Thank you, Tenant |
partner |
Dear Management, I am still considering this answer. I take it seriously. I like the place. I have a problem with the increase. May I ask why the increase? I will get back to you after I investigate other options. Thanks. |
partner |
Dear Management, [I appreciate the advance notice informing me of the rent increase. At this time, I will be exploring other housing options since that amount of an increase is out of my budget. Are you able to be flexible at all with the increased amount? Thank you in advance.] |
opponent |
Dear Management, I am interested in staying at this apartment. However, I will not be able to pay this increased price. Would you be open to discussing this matter further with me? |
opponent |
Dear Management, This price increase is absolutely untenable for me and my current situation. I would love to stay at this location however I have been looking for other places to stay in case of a price increase and have several options available to me. I am asking you to work with me on this proposed price so we may both benefit from my continued stay here. |
partner |
Dear Management, I really like my current apartment and would like to stay; however, the price increase isn’t suitable for me and I have found other comparable apartments that cost less. I understand the costs have gone up for everyone, but I would appreciate it if you would consider not increasing the rent should I renew. I have been a good tenant and always paid my rent on time. While I would really like to stay, I won’t be able to afford this increase. |
partner |
Dear Management, I expect a price increase but not that much. It’s extremely unfair as my salary hasn’t increased at all, but all other expenses have, and I just could not afford the rent increase and therefor may not want to continue with a new contract, unless the increase is just $2,200. Thank you! |
opponent |
Dear Management, I have been a responsible tenant during my time here by paying on time and not breaking any rules. I enjoy living here, although, times are tough due to inflation and I can’t afford that rental increase. I ask that you please reconsider and get back to me. Thank you. |
partner |
Dear Management, I have enjoyed my time living in this apartment and I would love to sign a lease renewal. However, the increase in rent from $2100 to $2450 is too high, and I would like to discuss options to compromise on the rent increase. I am willing to pay up to $2200 to renew my lease for one year, or I will pay up to $2250 if you are willing to lock in that price for at least two years. I would love to extend my lease at this apartment, but will unfortunately need to at least consider alternative options if the increase remains in effect at $2450. Thank you! |
opponent |
Dear Management, Hello and thanks for notifying me of what maybe pending on my end. I do want to renew, however I am surprised at the jump in rent. I have lived in a lot of places before and never have seen a jump quite like this. I wonder if there is some particular reason for this. I might have to weigh all my options as this is a rather large increase. Regards, R.R |
partner |
Dear Management, Thank you so much for reaching out to us about the lease renewal. We have overall been very happy with the apartment and the care we’ve received from your company. We would love to renew the lease and stay in the apartment, but a $350 rent increase is not possible for us to afford. We do understand that your costs go up yearly, so hope we can meet you partway. Would you be open to renewing the lease at $2225 monthly? Please do let us know and we thank you so much for your time and consideration. Sincerely, M |
partner |
Dear Management, Thank you for reaching out and telling me. That is perfectly fine and I would like to renew my lease. |
partner |
Dear Management, I would love to renew my lease, but I am hoping we can negotiate regarding the rent increase. I am willing to pay $2,250, but I feel that anything more is excessive. As a tenant with an excellent rental history, I am hoping that you will reconsider, especially in this time of great economic uncertainty our country is facing. Best, X X |
opponent |
Dear Management, I would like to understanding the meaning behind this change. Is there a specific reason or reasons why the rent would need to change? Please contact me regarding this as soon as possible, as this may impact whether or not I can stay. |
opponent |
Dear Management, I find that this increase is a bit steep. While I understand inflation is hitting everyone hard, that also means it’s hitting tenants just as much as management. While I really want to continue living here, as I love the location, I was looking into other options prior to renewal time, on account of the fact that I assumed prices would be going up. While I don’t mind paying a little more, this increase is too much. I’ve already found a few other locations that are suitable for me, while being closer in price to what I pay now. And while I’m willing to move in order to save on my monthly payments, I’d really prefer to avoid that. Likewise, I’m sure you’d prefer not to find a new tenant, so I’m hoping we can work something out. Thanks for your understanding! I hope to hear back from you soon! |
opponent |
Dear Management, [Good luck trying to find anyone willing to pay that much. You can either lower my rent to 1900 a month or try and take me to court over it. Your call.] |
opponent |
Dear Management, I will only be renewing my lease if my rent stays the same at $2100. Otherwise, I will not renew and will move out. Thank you. |
partner |
Dear Management, Thanks for your time. I will not be renewing my lease at the end. I cannot afford the increase, and will move my stuff out. Good bye and good riddance. Eat a bag of sticks and shove em up your butt. Greedy ahh mfer |
partner |
Dear Management, Thank you for your message. I would like to stay in the apartment - I love living here, but I don’t think that I can afford a $350.00 increase. Would you be able to lease it to me for $2,275? I understand that sometimes rent has to increase and I would be able to pay #2,275 each month. |
partner |
Dear Management, [I really enjoy living in my apartment, but I am unable to pay the increase in rent to 2,450 a month. I would like to negotiate the rent with you. I would be willing to pay 2,250 a month. That is all that I can afford right now. Please help. Sincerely, Your tenant |
partner |
Dear Management, Thank you for your correspondence. As I have been a long time tenant, I would like to know why I should expect to pay a rent increase for the coming year? I have always paid early and have never been a nuisance neighbor. I spoken to other tenants who are not facing a rent increase. I would appreciate a response in writing. |
opponent |
Dear Management, While I did love my time here and have grown fond over my accommodations during this lease, I fear that this price increase is too much for me to finance. Making ends meet is hard enough as it stands, but this new lease would only serve to strain my budget even tighter. If it is at all possible to decrease the price on the lease down to its original amount, if not lower, then I may reconsider leaving altogether. |
partner |
Dear Management, I would like to negotiate my new monthly lease amount. I have been an excellent tenant. I’ve always paid my rent on time and have not caused any trouble at your apartment building. I’m requesting the rent to remain the same for the upcoming year. My income has not increased at all and therefore I am not able to afford an increase of rent at this time. Please reconsider your increase of the rental lease. Thank you for your time. |
partner |
Dear Management, [I was wondering if we could come to an agreement on the price. I really like the place that we are staying at and would hate to leave. Can we please make a negotiation and meet somewhere in the middle? Thank You Ann ] |
opponent |
Dear Management, I am considering several options at the moment and would like to see if you can match the offers i have been given. I have been a faithful tenant and would hate to have to take my money elsewhere for a more reasonable price |
partner |
Dear Management, Hi, thank you for letting me know. I want to know if its possible to speak over the phone or in person so we can negotiate a deal because I find the rate of which the rent has gone up too much for me and I might have to start looking else where. |
opponent | Dear Management, I am interested in retaining my lease, as I have been very happy here, however I am concerned about such a large increase in rent. Has there been some increase in expenses? I think I will have to look into options in the area to see if the price is reasonable. If we are not able to come to a satisfactory agreement, I’m afraid I will have to leave. Thank you for your time. |
opponent |
Dear Management, I am not very satisfied with this apartment as it is, I will not be paying more a month to live here. I have been looking at other apartments and I will walk if you try to make this change. We can discuss our options or I will walk. |
opponent |
Dear Management, I am considering not renewing my current lease. I have been in the process of looking elsewhere for an apartment. I will let you know as soon as possible what my final decision is. |
partner |
Dear Management, While I understand that inflation is driving up prices everywhere, it seems you have picked an unreasonable increase at this time. i will be forced to reconsider my living situation if you intend to go through with this increase. yours, tenant. |
partner |
Dear Management, I would like to stay here, but that price increase is unreasonable. In the past year, many amenities have been down and I have had multiple problems in my apartment. I will only stay if we can negotiate a lower price. I would offer to stay for $2,200 a month. Sincerely, Tenant |
opponent |
Dear Management, Thank you for letting me about the increase of the rent. Could I possibly have 30 days to think about it? Thank you, |
opponent |
Dear Management, In response to email about renewing my lease, I have enjoyed my time here and would love to be able to renew my lease but at this time I would not be able to spend an extra $350. I understand the need to increase rent to due rising costs and would be able to up to $2300 a month if that was at all possible. |
partner |
Dear Management, I would like to stay here. It’s a very nice apartment, and at $2100/month is a good price. However, I feel that the rent going up from $2100 to $2450 is unreasonable. I have been a good tenant. I believe you sincerely want to keep good tenants. I’ve always been on time with my rent payments, and have not been a problem. Please understand that I don’t feel I can afford an increase in my rent like this. I would be open to paying up to $2200/month, with a preference for $2150/month. This would be affordable, and I would continue to be a good tenant and recommend these apartments to other people. Please let me know your thoughts on this. Thank you for your time and attention to this. |
partner |
Dear Management, Thank you for your response. I do want to express my interest in staying in this apartment but not at the increase you have suggested. I have been a good, responsible and loyal tenent. Because of this can you meet me in the middle and offer a lower price than the one you started with? |
partner |
Dear Management, I am considering my options at this point in time. I am not able to afford $2450 a month, and it’s quite disappointing because I have genuinely valued our tenant/management relationship. I will have to explore options outside of my current lease, whether that is with you or with a new apartment management team. Please let me know if there is any room for negotiation. |
opponent |
Dear Management, Unfortunately, I am not able to afford to keep living here with the upcoming rent increase. I am retired and on a fixed income, and this increase now puts the rent amount out of my budget. I have been very happy living here and hate to leave, but I have no choice but to start looking for another apartment. |
opponent | Dear Management, I would like to renew my lease, however the rent increase proposed is not within my budget. I understand that I should expect a rate increase in the current climate. With that said, I would I cannot withstand such a large increase. Is there any way we could negotiate a price that we could both live with?] |
opponent |
Dear Management, Thank you for being transparent in your intention to raise the rent here. While I have been mostly satisfied with this apartment and your management over my time here, there are a few things that I would like to change should I agree to stay and pay your increased rent. I have been looking at other, similar units nearby and have found apartments for $2,300/month where the parking is covered by the management unit, as well as any lawn upkeep. Would you be willing to either bring the rent down to $2,300/month and/or provide these extra services? |
partner |
Dear Management, Can I ask why the rent is being increased? I’ve been looking into other options and I like what I’m seeing. If I can’t keep the current rent, I’ll move out. |
partner |
Dear Management, $2,450 a month is unacceptable. If that is the price I will not be paying it and will surely move out. |
partner |
Dear Management, Thank you for sending me an email and letting me know for the rental increase I would love to stay in this apartment but my financial situation doesn’t allow for an extra $350 a month if there was any way we can work this out I would love to sign another year thank you and have a great day. |
partner |
Dear Management, Thank you for your email. I would like to remain at this apartment for a new lease. However, upon doing research, I have found a comparable unit elsewhere with a $2,200/month rent. Can we meet and discuss our options, as I very much would like to stay here but will have to make the smartest financial decision for me. Thank you |
partner |
Dear Management, This is quite a jump in the rent price. I’ve looked around and I see that there are lower rent apartments in this area, however staying in this location benefits both of us, as you would not have to find new tenants, and I wouldn’t have to move. I would appreciate it if you would consider a raise in the rent to just 2150 a month, instead. |
opponent |
Dear Management, I am disappointed to hear that the rent will be increasing. I am not sure yet if I will renew my lease. I have been looking at other places and might be able to find somewhere cheaper to live. I love this apartment, but I’m not sure if I can afford to pay a rent increase. |
partner |
Dear Management, I would like to continue to stay. But, the increase in rental price is very high. The price is much more than other comparable companies. I would continue to stay if the rent increased by $100. Sincerely, XX |
opponent |
Dear Management, I’ve lived here for a while now and have been what I would consider a model tenant. I’ve never caused any issues with other residents or the office staff nor have I ever been late on my rent. I’ve been pricing other apartments in the area and have found some a bit cheaper than what I currently pay here, and I may have to consider moving to one if my rent goes up $350 a month. I would like to discuss and negotiate my rent, if possible please, because I really would like to continue living in this complex. Thank you, Cyndy |
partner |
Dear Management, I have received your email regarding the lease and rent increase. While I enjoy my time here, I don’t believe the rent increase is warranted. I’ve been looking around for alternative apartments, and it seems the rent and accommodations are quite competitive, if not superior, to what you’re currently offering. I love my time here and would like to stay, but if we can’t come to terms with an agreement, my options are open. |
opponent |
Dear Management, Unfortunately, while we were considering staying here for at least another year, we feel that with these price increases we should consider moving elsewhere. It’s most unfortunate, as we really appreciate what this place has to offer, but the costs are at this point untenable. Unless the price remains as is, we will not be continuing our stay here. We hope you understand. |
opponent |
Dear Management I like my apartment very much but is there anyway we can keep my payment down. I have always paid my lease on time. It would really help me out financially. |
partner |
Dear Management, I am wondering if it is possible for the rent to be slightly lowered. Are you open to negotiation? If so, please let me know. |
opponent | Dear Management, I understand you may need to raise my rent, due to prices of things going up. As things are going up for you they are also going up for me. I really don’t want to have to move but I am not sure I can come up with the amount you are asking. Is there any way we might be able to meet in the middle with the raising of the rent? Maybe negotiate something? |
partner |
Dear Management, I would like to meet to discuss negotiating my future rent increase. I currently enjoy living in this unit and feel that I have been a good tenant with minimal issues. Personally, I understand the need to raise rent prices, however, I feel a low maintenance tenant would save you money in the long run. |
partner |
Dear Management, [I understand the need to raise rates, but at the same time, my income does not match this rate of the price hike. I ask that we can maybe negotiate the price. If this is not a possibility I might have to look for another place o live. |
partner |
Dear Management, This is a steep increase and I am not sure that it is financially reasonable for me at this time. I would hate to leave but am seeing options for similar apartments at a more reasonable price point. Is there something we can work out? |
partner |
Dear Management, Regarding the price increase I would inquire the reasoning of , and if there are any further benefits that come with it. While it maybe prudent to raise the rent to keep up with the times, I would like to have further explanation. I a current paying customer would like to stay at this property, but cannot afford such a rent increase with out some sort of benefits. You could o the other hand risk losing a paying tenant and the possibility of not finding a new tenant willing to meet your price. I should look forward to your reply. |
partner |
Dear Management, Thank you for reaching out about my lease. For my understanding, why is the rent going to increase $350 if I decide to stay? I have a good history at this complex and always pay my rent on time. With the economy the way it is, this will make it harder to survive by adding this much more to my budget. I have been looking around at other apartments that are comparable to this one, and the rent is a little lower than what I am paying now and more conveniently located to my place of employment. While I have not applied for one of the other apartments as of yet, I will have no other choice if you are adamant about my rent increasing this amount. Please let me know your thoughts by the end of this week. |
opponent |
Dear Management, I have received your email and would like to discuss further. I truly enjoy my current living situation and would prefer to stay in the unit I am renting now. May I ask for clarification as to why the rent will be increasing? Thank you, Tenant |
partner |
Dear Management, Can you help. me understand what is the reason for the rate of increase? Is there a way I can get a discount on the rate if I commit to a longer lease period? Thank you. |
opponent |
Dear Management, I would sincerely like to stay in my apartment but I’m not able to afford the new rent. Is there a way we can negotiate down the price to a reasonable number? If we’re not able to come to an agreement, I sadly may have to look elsewhere for an apartment. You’ve been a great management team and I truly do not want to move. But you may leave me no choice. Sincerely, Tenant |
opponent |
Dear Management, Thank you for your offer. This is a huge increase and I want to know what justifies it. It seems that my amenities or apartment has not been upgraded in any way to justify this increase. I am inclined to say no unless this price comes down. Thanks so much. |
partner |
Dear Management, Thank you for the information. I am more than happy to renew my lease but was wondering what the increase of over $300 is regarding? I generally can not afford such a large monthly increase, it isnt in my budget, can this be amended? |
opponent |
Dear Management, Thank you for your notification about the renewal of the lease. I really enjoy this apartment and I believe that your management of this location has been wonderful over my time here. I do understand the need to increase the monthly rent but I would like you to consider not increasing my rent at this time. I have been a great tenant and haven’t caused any trouble. I have always paid my rent on time with no complications. I would have to leave this location that I have made my house. Please consider keeping my monthly rent the same for the next year. |
partner |
Dear Management, I understand that you may have to increase my rent for a variety of reasons, but I would like you to consider that you are asking me to pay an extra $4200 this year in rent alone. I believe my rent is already at a reasonable amount. I am not asking to lower my rent, simple be fair. I would like to renew my lease to avoid going through the headache of having to move, but I am not willing to pay that amount. I believe if my rent is to increase at all, an extra $100 a month is reasonable. I am willing to pay $2200 a month, no more than that. |
partner |
Dear Management, First and foremost I would like for you to explain why my rent will increase. To my knowledge nothing has changed in the time I have lived here, no new amenities or anything that would cause it to cost more money. If there was an increase in the price of water or electric, I was not notified. I am happy to find a new place to go, there are many places around that charge the same as you have charged me for the time I’ve lived here. I’ve been a good tenant to you and not caused any trouble so I don’t understand why you need to charge me more. If you’d like to provide me the details as to why my rent is increasing I may be willing to pay that amount, but only if I find the increase is actually warranted. Thank you! |
opponent |
Dear Management, I would like to know the reasoning behind why the rent increase is much greater than in previous years. This increase also seems to be higher than average than other properties. I have recently viewed other properties within the vicinity of this property and a new monthly rent of $2450 is not comparable to other similar properties I have visited. Would the property be willing to decrease the monthly rent since I have already been a resident here for some time now. Thank you for your time, Tenant |
opponent |
Dear Management, I am likely to renew my lease since I am comfortable living in my current apartment. Though I do have a question to ask before confirming regarding the new rent cost. What is the reason for this rent increase? I am simply curious to know. Please respond as soon as possible. |
opponent |
Dear Management, I appreciate your consideration and letting me know in advance to projected increases in price. I have thoroughly enjoyed my time at this apartment complex. While I know costs do continue to rise, I hope you will factor in my value as known variable in your decision making process. I have illustrated that I am reliable, easy to get along with, and have great integrity. Considering this, I am asking if you would be flexible in your pricing an consider $2300 per month. I thank you for your time, and I am hoping that we can continue to do business together. |
opponent |
Dear Management, I would like to ask for the reasoning behind the increase in rent costs and if it would be negotiable. I have been looking at other options and there are many similar apartments I could get for cheaper than the new increased rent you are proposing. I prefer to stay so I would not have to deal with the moving process, but it is hard to justify at the new proposed cost. |
partner |
Dear Management, Please consider how good of a tenant I have been. It would make a huge difference if you did not raise the rent. Certainly we could make a compromise. Best Regards, Tenant |
opponent |
Dear Management, I believe a 17% increase in rent is a bit hefty. An additional $350 a month is quite ambitious. What new or extra services will I be receiving for this additional cost? While I understand inflation, I believe the amount you are asking to increase my rent is unacceptable. I have located several apartments in the vicinity for far cheaper than your proposal. I have been a great tenant; I would hate to have to leave. Can we negotiate this increase? |
partner |
Dear Management, [I would really like to stay in this apartment. I can barely afford to pay what I am paying now, and cannot afford to pay the rent increase. I would love to stay at my current rate. If the rent does increase, I will have to find another apartment. I sincerly hope we can come to a conclusion on this matter. Thank you.] |
opponent |
Dear Management, Thank you for the mail, I would like to retain the apartment if you agree not to increase the current price. Thank you. |
opponent |
Dear Management, I received your email and would like to know if we can negotiate this price. I do like this complex and the apartment, but there are other, less expensive, options out there. I would be willing to pay $2300 per month, if we can meet in the middle. I have been an ideal tenant and if you’d like to inspect, you will see that in my unit. Please let me know your thoughts. Thank you. |
partner |
Dear Management, While I appreciate your reaching out, I am highly concerned about the prospective increase in rent and am thus forced to look at other options that are within my budget. If you are able to reconsider the rent increase, please let me know. If not, I have enjoyed my time as your tenant and appreciate the services that have been provided. Sincerely, Your tenant |
partner |
Dear Management, I would generally prefer to stay at this property, as I have enjoyed living in this apartment under your property management. However, I’m not sure if the price is tenable for me to do so. An increase from 2100 to over 2400 is over 14%, which is well above year to year inflation. This seems like price gouging to a certain extent, and an unfair method of extracting as much profit as possible. Is there any wiggle room on the price for rent? Especially from the perspective of quality tenants who you have a stable relationship with, that is quite positive? I fear I may have to consider other options as this inflated rent is difficult to afford in a city where there is already rampant price gouging by landlords. |
partner |
Dear Management, I understand your position on raising the rent because of inflation and other rising costs but raising it more than 10% is something I really cannot afford. If you’re willing to compromise and come down some, I would love to reconsider. |
opponent |
Dear Management, Thank you for reaching out. I have been considering this decision on my end as well recently. I have had a very nice year here, and after doing some research on what else is available in the current market, I would love to be able to stay for another year. However, the $350/mo increase is quite steep for my budget. I understand that the market changes every day, and increases are standard from year to year, but I was wondering if there is any wiggle room in the price? Say, $2,250? I’m sure it would be a long tedious process to find a new tenant, and an added risk in whether or not they will pay the rent on time, or keep the place in good shape. I’m sure you’ll find that my track record proves positive in both of those departments. Thank you for your time, Tenant |
partner | Dear Management, my main piece of advice for you with management company is this: try to understand motives going into this negotiation |
partner |
Dear Management, Thank you for your email. I would like to renew my lease but am unable to afford the increase in rent. I would gladly agree to stay if the rent could stay at my current rate. I am already on the hunt for another apartment but would like to stay in my current apartment if we could come to an agreement on rent. Thank you, |
partner |
Dear Management, I have been a tenant for over 2 years. I generally love where I live. I am wondering if there is any way to stop the increase or not have so much of an increase? As you can see I haven’t been late with the rent, nor any complaints. I would be willing to sign a longer lease if I could get the rent to $2200 a month. What are your thoughts? |
opponent |
Dear Management, I have paid my rent on time and I consider myself a perfect tenant, Can we leave my rent at the same price and I would happily resign my lease. |
opponent |
Dear Management, With a raise of $350 a month ($4200 a year) I feel I must look into other options for myself before I commit to staying with your company. I feel this is a rather large raise in rent and would be doing myself a disservice to not check into other options. I will respond in a few days. |
opponent |
Dear Management, Hi, I hope your day is going well. I am contacting you today in response to rent increase. I know the market is high and inflation is on the rise but paying this much of an increase is simply not doable. My job does not allow me to pay this amount and to also feed my family every day and I hope we can work out some other arrangement. Thank you. |
partner | Dear Management, The rent increase of this apartment is very unfair and abrupt. Increasing rent by $350 a month will put a damage on my monthly expanses severely. I understand you’re here to make money, but I’ve loyally have paid my rent on time these past 10 months, getting this increase is a slap in the face. |
opponent |
Dear Management I am not interested in staying here at this price. I have already found dozens of places that i can stay at for a ton cheaper. I dont understand how you would believe me to accept your new monthly bill and think that i would just fall for it. Ill be leaving this place unless the price has changed because that price is unbelievable |
partner |
Dear Management, I would rather remain in this house for now and would consider renewing my rent but 2,450 is a lot for me to keep up with right now so i am truly hoping you could help me go lower on that so i can easily keep up. |
opponent |
Dear Management, I really appreciate you letting me stay in this apartment over the last year as I have really enjoyed it. With that being said, the rental increase goes a bit above my comfortable range and I would like for you to reconsider. I don’t mind a rental increase but maybe we could settle for $2250? Let me know your thoughts! |
opponent |
Dear Management, I received your email about renewing my lease. I have been looking at some other places to see what’s available, but haven’t found anything that I like better. Increasing the rent to $2,450 a month is a very big jump upwards. I don’t think I could swing this amount with my current finances. Would we be able to come to a compromise? I could afford to stay for $2250 a month and would sign the lease now. Please let me know as soon as possible. Thanks! [TYPE YOUR RESPONSE EMAIL HERE] |
opponent |
Dear Management, This sixteen percent increase in rent every month far exceeds what I had expected due to rising prices as a result of inflation. I am hesitant to renew this lease because I would not seem to be receiving any new services or benefits from this increased monthly rent amount. I think that the monthly rent increase should be closer to five percent so that a monthly rent of 2200 dollars seems far more appropriate. I would consider staying if the monthly rent were closer to this figure. I am not willing to stay at any price and think that an inflation adjusted monthly rent is more appropriate. Would you reconsider the rent increase you offered in your last message? |
opponent | Dear Management, I am very disappointed with the huge price increase of this unit. I have looked at other options in the area and feel I can obtain a much better unit at a much more reasonable price. I am unsure if I will be renewing, I have been an exemplary tenant since living here and I think there should be no changes to my rent. [TYPE YOUR RESPONSE EMAIL HERE] |

Dear Management, I appreciate you reaching out to renew my rental agreement. This almost 17% increase has caught me by surprise. I really like the apartment and am comfortable paying the $2,100 so I am wondering why the increase in rent? I have looked around at a few other places that were not quite as nice as here, but with a $350 increase I might be forced to move to one of them. Can you please let me know if there is something we can work out maybe around $2,200? I know I am a good tenant that pays my rent in full and on time every month, I cause no issues, and the community loves having me around. Please get back to me at your earliest convenience so that we may come to an agreement and get my rental agreement finalized. Thank you, |
partner |
Dear Management, I am unlikely to renew my lease if my rent increases by this amount. The financial strain would simply be too much for me to accommodate on my current income. It is very likely I would look elsewhere. I do enjoy living here and feel my needs are being catered to otherwise. If you could reach out and let me know why the rent increase is happening, we could have a constructive conversation about it. Thanks |
partner |
Dear Management, I have enjoyed my time living here and it has been a pleasure communicating with you. Is there any room for negotiating the rent to be a bit lower? I would love to renew the my lease, but I am not sure I can financially afford it. |
partner |
Dear Management, Thank you for the your transparency and updates for the lease of the apartment. With that said, I find this increase, with reasonable doubt, to be unfair and discouraging as far as renewing the lease goes. Therefore, I’m in the process of looking at other options for living spaces and prepared to make a move and vacate. However, I am also concerned for the increase in rent and if there rational means of negations, I am all ears as well. How it stands at this current moment, I will not be renewing my lease. Thanks, Alex |

Dear management Thankyou for your email. i would like to renew my lease for another year. how ever, i would like to discuss the possibility of negotiating the increasing rent. is this something we can discuss further? thank you xxxxx |
opponent | Dear Management I’m aware that rent will increase but I would kindly remind you that I’m always on time paying my rent and would really like to stay under the current rent that I’m paying but if you’re forced to increase all tenants rent then I’m forced to rent else where. |
partner |
Dear Management, I’m not quite sure if I’d be willing to resign at that price. I’ve been exploring my options, and I’d just like to inform you that I’d be signing elsewhere if this is the case. I would be willing to resign at $2,200, but not higher. |
partner |
Dear Management, Thank you for the information. I have very much loved the apartment and living here. However as times are tough this rent increase is not great news. The increase is significant and I don’t know if I can afford it right now. I will be considering other options before I decide whether to stay. Please let me know if we could negotiate the price at all? I would really appreciate it! Best regards, Your Tenant |

Dear Management, I enjoy living in this apartment and really have no desire to move, but I am both surprised and concerned about what I see as a considerable increase in my monthly rent. Before making a decision as to whether or not to renew my lease, I would like the opportunity to know more about this increase. What is motivating this? Are there plans to significantly improve the property? Will there be additional benefits to living here that would justify my paying more? I would appreciate to opportunity to speak with someone, either in person or by phone, to discuss the issue. Please let me know when this can be scheduled. Thank you in advance for your response and your consideration. Sincerely, Name |

Dear Management, I understand that current rise of inflation and the necessity to increase rates. But, I believe that I have been an ideal tenant with no issues during my time here. I ask that you reconsider the proposed changes or at least provide some leniency with this. I have had no damages or issues since I have began living here and would look forward to renewing the lease and continuing our tenant-landlord relationship. Please consider. I would love to chat with you to discuss these proposed changes. Best Regards. |

Dear Management, Thank you for sending me this information about my upcoming lease renewal. I have really enjoyed living in the building for this past year and would like to stay, but a 16% increase after one year seems unreasonable to me. Considering I have been a great tenant and have always paid my rent on time, I’d like to ask for you to consider not raising the rent as much. During my time here the building has added no major amenities, so I’m not seeing a justification for that large a % jump in the rent rate. I believe a good meet in the middle rate for the new rent would be $2275. Please let me know if you would consider this rate and I would be happy to get another signed lease back to you asap. Thank you for your time. |

Dear Management, I appreciate you letting me know about the lease renewal. After consideration I would like to discuss renewing my lease for another year. As for the rent increase from $2,101 to $2,450 per month, I would like details about why this increase is happening. Any information would be useful. This is an increase that I might not be able to afford but I want to negotiate this if possible. I’d love to hear about what costs are impacting you and if any lower rent fees can be achieved. Thank you for contacting me. I look forward to hearing back from you. |

Dear Management, Thank you for reaching out regarding the renewal of my lease. I appreciate the opportunity to discuss the options available. After careful consideration, I would like to continue my tenancy and renew the lease for another year. However, I have a concern regarding the proposed rent increase from $2,100 to $2,450 a month. I have thoroughly reviewed the current market conditions in our area and have found that similar properties in the neighborhood are renting for lower rates. Considering this information, I would like to propose a rent increase of $2,300 a month, which I believe aligns more closely with the market value while still reflecting the value of the property. I value my tenancy and have been a responsible tenant throughout my stay. I have always paid my rent promptly and maintained the property in good condition. I hope we can come to a mutually beneficial agreement on the rental increase. |
opponent |
Dear Management, I have received the renewal notice and I would like to express my interest in staying in my current apartment. However, the increase to 2450 is too steep for my current financial situation. I strive to pay my rent on time and adhere to all rules put in place during my stay at the apartment complex. Although I am unable to pay 2450, I can afford 2250 a month. |
partner |
Dear Management, Thank you for letting me know about the future rent increase. Although I’ve enjoyed living here, I simple can’t afford paying $350 more a month in rent. |
opponent |
Dear Management, I would like to stay at this apartment but can not afford to do so at the new rental rate. I have been a loyal tenant who pays on time and never causes a problem. Is there any way we can look at lowering the new rate? Thank you. |
partner |
Dear Management, Thank you for your email. At the current time, I am evaluating all of my options. A 17% hike in the rent, without an accompanying 17% increase in value seems like an unfair proposition for me. So that I am making accurate comparisons between properties, could you let me know if there will be additional amenities for tenants provided with the proceeds from the increased rent? Thank you very much for your time. |
opponent |
Dear Management, With my rent being raised by more than $300 per month, what new amenities, features, or upgrades will I be given then? When will I have new flooring installed? What else are you giving us tenants for such a drastic increase in the rent price? I must know these before deciding on whether I am staying or not. Thank you |
opponent |
Dear Management, Thank you for reaching out! I would love to stay, however I feel that such a large price increase is a bit unreasonable. I have been looking at other places and $2450 is just too expensive for this location. I found a very similar house for just $2300, cheaper than this apartment. I would be willing to stay if you were to match the cost of that house. Sincerely, Tenant |

Dear Management ,I hope this message finds you well. I appreciate the proactive approach in reaching out regarding the renewal of my lease . I have thoroughly enjoyed my time here and am considering my options for the coming year. Given the proposed increase in rent from $2,100 to $2,450 a month, I would like to discuss the terms further to better understand the reasons for the adjustment. Additionally, I would appreciate any information on potential improvements or changes to the property that may justify the increase. Before making a final decision, I would also like to inquire about the possibility of negotiating the rent increase. If there’s room for flexibility, I would be open to discussing terms that align with both parties’ interests |

Dear Management, [derek324@gmila.com] is good itDear [Landlord’s Name], I’m writing to inform you that my rent payment will be late this month. I was recently laid off from my job and won’t be able to make the payment on time. I have applied for unemployment benefits, but it may take up to 2 weeks before I receive my first payment.s A polite way to remind a tenant to pay rent is to simply send them a short text or email. Keep it brief, friendly and objective. As an example, include a warm greeting, remind the tenant about when rent was due and ask them to pay at their earliest convenience |
opponent |
Dear Management, At that rate, I don’t think I’ll be able to stay. I understand that you need to adjust the rent with inflation and changing property values- but that’s an increase of over 16%. I could accommodated a 5% increase, but above that- I’ll have to look elsewhere. Thanks! |
partner |
Dear Management, Due to the current economy,.I think raising the rent $350 a month is uncalled for. This would put my family in an economic hardship. I have looked at the current market, and see that I can rent elsewhere for close to the same as I am paying now. I would like to discuss this situation further. |

Dear Management, I hope this email finds you well. I appreciate you reaching out regarding the upcoming renewal of my lease. I’m interested in continuing my tenancy, and I understand the proposed increase in rent to $2,450 a month. Before making a final decision, I’d like to discuss the possibility of negotiating the terms. As a responsible tenant, I’ve always ensured timely payments, and I believe we can find a mutually agreeable solution. I’m available to discuss this further at your earliest convenience. Please let me know a convenient time for a discussion or if you prefer to communicate via email. Thank you for your understanding, and I look forward to finding a resolution that works for both of us. Best regards |

Dear Management, Thank you for the timely reminder of the upcoming end of my lease term and informing me of the increase in the monthly rent. If I may ask, what is the reason for this increase? Are there any improvements or upgrades in amenities that may be expected? I really enjoy living in this apartment and would prefer to stay here. But, overall value is always a consideration and as you understand as a business - would like to maximize my ROI. Thank you, Tenant |
opponent |
Dear Management, I would like to renew my lease and continue living here but I think this is an unreasonable price increase. I have been a good tenant and always pay on time and now I feel I am being taken advantage of. I’d be willing to pay as much as 2,200 for this apartment but anything above that and I’ll have to decline to renew. |
opponent |
Dear Management, I’ve enjoyed my time here, but I don’t think I can afford to stay with the current price and soon to be increased price. There have not been any improvements to living here, so I’m finding it hard to comprehend why the rent is increasing. Various other rental establishments are now offering cheaper prices for a higher quality of living. I currently feel more inclined to take those deals unless the new rental price can beat what they’re offering. As of now the vast majority of them are providing a better living experience starting at $1,600. Unless that can be matched or an even better deal is provided, then I’ll have to move. |
opponent |
Dear Management, I have a respectable and outstanding tenant for the past few years, I pay my rent on time each month and have never been late. I feel the increased cost of $350 is exceeding my budget to continue with the renewal of the lease. I see several other listings for apartments that are comparable to my current one that are cheaper or at cost of what I’m paying now and I feel like the price increase is unjust. Is there room for negotiation on the terms for the possible renewal of the lease? thank you |
partner |
Dear Management, I would like to negotiate my rent down to $2000. In these times, it is difficult paying a premium for a living establishment and raising the price just isn’t to the benefit of both of us. It would be in your best interest to either decrease the current rent or let it remain the same. If you do so, I will be staying. Otherwise, I am out as $2,450 per month is far too much for a home such as this. |
partner |
Dear Management, [I am very happy with my current living arrangements and would like to renew my lease and stay if possible. I wondered if you might be willing to let me know about the reasons for the increase in the rent and if there is any possibility of a lower price. If not I am still interested in discussing the renewal of my lease and willing to consider the 2,450 price. Thank you very much for your time and consideration.] |

Dear Management, I appreciate your massage, please note that I am willing to stay in the apartment if you reduce the fees to 2,250 a month. |

Dear Management, I have enjoyed my time staying at your complex, and don’t particularly want to move out. However, for the amount of rent increase you are proposing I simply cannot afford to stay. There are other similar options around, and if no negotiation is available I will move out. If you are willing to negotiate however, that would be much preferred. Please let me know if there is any room for negotiation on the amount you have proposed. Thank you, (my name) |

Dear Management, [I really would like to stay but first I have to understand why the rent is increasing by $350 each month. I really like to live in this apartment but not for any price and I need to understand what happened and maybe we could find a solution and make a deal. Thanks] |

Dear Management, Thank you for reaching out to me regarding the end of my lease. I am interested in renewing however I’ve done some market research with other available residences and your asking price is far above the market value. I’d like to speak further with you regarding this to find a solution we both can benefit from. Thank you |

Dear Management, Thank you for giving me the opportunity to renew my lease. I think this is a nice place to live but I am concerned with the sudden and significant price increase. Could you please provide me with some information on the need for such a steep rent increase? I have been looking around and I have seen many similar appartment complexes with lower rent payments than the amount I am paying currently so I would like to see if there is something else that sets this complex apart. Thank you for your time and consideration. I look forward to your response. Thanks, Tenant |

Dear Management, I sincerely have enjoyed this space as my home for the past year. It has provided me so much joy and comfort that I’m worried I may not find elsewhere. However, with inflation through the roof, I’m afraid the $350 increase in rent will be too much for me to afford. Would you be willing to reduce some of that increase if I were to complete preapproved renovations? I understand that I will not be in this space permanently, however, once I’ve left, the value of the apartment will be valued at more than the $2450, therefore increasing the future rentable price of the apartment. I really appreciate the notice ahead of time and hope that we can find common ground as far as rent is concerned. I certainly enjoy my apartment and management’s quick response to any and all concerns. You all are truly phenomenal. Please let me know if you have any questions or concerns. Take care, Shelby |

Dear Management, I have thoroughly enjoyed living at this property for the past year, however, I do not think the negotiated price is reasonable. Many apartments in the market are priced at 2,200. Unless this price point can be met, you will risk not only losing me as a tenant, but also many others. |
partner |
Dear Management, While I understand that everyone is needing to raise their rental fees in the light of the current economy, I would like to point out that that is not the case for every single one of the landlords in this area. I have seen three apartments in the last month that were cheaper than the proposed increase. If I stay, I will need the rent to stay in the area that it is now, or at least below $2200 per month. Otherwise, I will not be able to renew a lease here, and will sign on one of the cheaper apartment in this area. |

Dear Management, After reading what you sent me I have decided that I will be moving out. Rent has been increasing more and more and it is not in my budget to keep this going. |
opponent |
Dear Management, my main piece of advice for you with your management company is this: try to understand your motives |
opponent |
Dear Management, I received your email and would first like to say how much I love living here. I want to stay, but my budget won’t allow me to pay $2,450/month. I understand that rent may increase yearly, but $350 more monthly is a huge jump and I can’t afford it. I consider myself to be a great tenant, and I hope you can understand my situation. Thank you |
opponent |
Dear Management, I’m writing to inform you that if the price of my lease increases to $2450, I’m afraid I’ll no longer be willing to stay on as a tenant. In anticipation of this possibility, I’ve done some preliminary searching, and frankly considering all aspects and features of the property, the truth is that I’m probably already close to overpaying at $2100 a month. $2450 is completely unreasonable, and unless we can come to a mutually agreeable compromise, I’ll gladly take my patronage elsewhere. |
partner |
Dear Management, I have really enjoyed living in this apartment. The apartments are nice and spacious and it fits my taste. I am really wanting to stay here as I call this place home. I understand that prices do increase, but $2450 is not doable for me. I have been a long time tenant and my payment record has been impeccable. Can we meet to discuss lower rent terms? Thank you in advance. |
partner |
Dear Management, I appreciate the update about the rent increase. While I would like to stay, I simply cannot afford that much of an increase. I do understand inflation is causing rates to rise all over but is there anyway we can come to come kind of compromise where it’s not so much? Thank you. |
partner |
Dear Management, [Thank you for your email. However, at the moment I’m not able to meet the new suggested amount due to financial constrains. If possible, I would like the amount to remain the same and you’re guaranteed my tenancy for the next year since I really like the place, Looking forward to your consideration.] |
opponent |
Dear Management, I have been a tenant of yours for quite some time and I absolutely love my apartment. Unfortunately, a sudden increase by $350 for rent just isn’t an option for me. In all honesty I have been looking at other places to live but have not found one that I genuinely liked; no matter what the price was. I am in a bit of a financial situation but have just enough to get by, along with paying my monthly rent. An increase by $350 would leave me no choice but to look elsewhere to live. That in turn would more than likely force me to go for a place that is just as much as what I am currently paying or cheaper, while also being a place I don’t much care for. I absolutely love my apartment. If possible, I would love if we were able to somehow negotiate a way to keep the monthly rent where it’s currently at or, if an increase is needed, it be less no more than $100. I really don’t want to move. Please, let’s find a way to negotiate a price so in the end we can both be satisfied. |
opponent |
Dear Management, Thank you for the reminder that my lease is due for renewal. As the existing lease requires a 30-day notice prior to moving out, I will confirm my intentions for renewal on that date. If you elect to reconsider the 15% rate increase you indicated, please let me know and I would be happy to include that in my evaluation of the value of the unit. |
partner |
Dear Management, Since the price of rent is going up $350 per month, which is over $4,000 per year, I’m going to have to look around and explore my other options before I make my decision. I like it here and want to stay but I don’t know if it’s still worth it for me to keep living here at a higher rent rate. What were the reasons for raising my rent up to $2,450? |

Dear Management, I have very much enjoyed my time living in this apartment. However, the new rent price will be a challenge for my budget. l I have demonstrated I am a reliable tenant by paying my rent on time, not disrupting neighbors with loud noises/parties, and being a friendly face in the community. Are you able to offer a lease renewal at a lower rate? I feel a 5-7% increase in more justified. Thank you for your consideration. |

Dear Management, I recently received your email about my upcoming lease renewal, and proposed rent increase. I know rent increases are just a part of the renting experience, I find an increase from $2,100 a month, to $2,450 a month, to be very hard for me to absorb financially. I would like to propose an increase to $2,250 a month, which is an amount that would still fit within my budget. Thanks! |
opponent |
Dear Management, Thank you for letting me know. While I do enjoy living here, that is a substantial increase of 17% that I had not budgeted for. Could you help me understand by sending an itemized list of increased expenses to justify the additional $350 per month? The national average cost to a landlord for tenant turnover is 3 months’ rent; in your case, $7350 at the new rate. If I were to move out, you would lose twice as much as you expect to gain with my $4200 annual increase. Perhaps we can come to a mutually beneficial decision here. |

Dear Management, Thank you for reaching out. I wanted to enter into a dialogue about the possibility of extending my lease. While I am apt to accept the lease because I enjoy being here I would also like to discuss a lower per month rate. I was hoping that you could give me a discount due to my willingness to sign longer and my current good standing. If this is not possible I would request a month to month as I begin the process of looking for a new home. Thanks |

Dear Management, Thank you for the email regarding the renewal of my lease coming up. I would generally like to stay, however I am quite concerned with the proposed rent increase as it’s a huge jump from my previous lease’s rent I was paying not just a year ago. I’ve looked into some online rental boards and a few open houses after seeing your message and found comparable prices to my previous lease of $2100. I would prefer to continue staying here and would like to negotiate a more reasonable rent, I understand you may need to increase to keep up in today’s age and would propose a 5% increase of $2,200 per month instead of the $2,450 you seek. I hope you will consider my proposal so that neither of us have to seek to fill a home. Thank you for your time. |

Dear Management, I have thoroughly enjoyed my time at the property, I must express some concern regarding the proposed rent increase from $2,100 to $2,450 a month. As you may be aware, the current economic environment has presented many challenges, and I am unsure if this increase aligns with the current market rates in the area. I would be interested in exploring potential alternatives to the proposed increase. I believe that open communication and collaboration can help us find a solution that works for both parties. Can we discuss this further to find a middle ground that is fair to both the management company and me as a tenant? I look forward to your response and further discussion on the matter. |

Dear Management, I received your email about the rent rate increase and had a question, how firm is the rate increase number? I have a been a loyal on time paying tenant and while I would love to stay, The increase may cause me to rethink it. Thanks! |
partner |
Dear Management, I appreciate the heads-up. I must say that I’m pretty surprised by your decision to increase my rent by a few hundred dollars. I have been a great tenant, always paying rent on time and never being the subject of complaints. I would definitely like to stop by and discuss further so I can better understand what’s going on and what my options are. Also, I would be open to negotiation so hopefully I won’t have to look elsewhere and you won’t have to lose a great tenant like me. What is a good time to meet? Best, |
opponent |
Dear Management, While I understand the need to increase the rent to provide better service, I believe the specified amount is too much for me at the moment. I love where i’m staying and would propose perhaps a more reasonable option for a loyal customer at 2250. Thank you. |
opponent |
Dear Management, While I understand that rent increases for various reasons, I also face inflation and other reasons that make it hard to pay rent. I would like to negotiate a reasonable amount between what my rent is now and what you are asking and see if we can come to a reasonable agreement. If you would like to set up a time and date, please let me know, thanks. |

Dear Management, Thank you for taking the time to clearly present your concerns regarding the renewal of my lease and the rent increase. I have a great deal of empathy for the issues you face as a landlord and am appreciative of all of the grace you’ve consistently shown me. However, I hope that you can understand that courtesy and grace is a two way street. I’ve consistently paid rent on time and been a quiet and clean tenant. I do my best to make your job as landlord easy compared to other tenants. I would have appreciated an open negotiation from you instead of being presented with a flat rent increase. It is for this reason that I have to inform you that I’m willing to find another apartment if a negotiation can’t be started soon that is amicable for us both. I’ve stayed quiet about the issues I’ve experienced with water temperature, washing machines, and tenant noise. I’m prepared to address those with you if need be. I hope to stay loyal to you and thank you for your time. |

Dear Management, I would absolutely love to stay, as I have thoroughly enjoyed my time in this apartment. Unfortunately the almost 17% increase in rent is outside of what I am willing to pay for the same property. For an additional 350/mo, I need additional features or amenities to align with other properties I’ve seen. I have been a loyal tenant for x years now and would love to stay if I can, but just need to make sure it makes sense to do so. Are there any renewal promotions to go with this increase or is it at all negotiable? Thank you, Tenant McTenant |

Dear Management, Thank you for reaching out to me, I would like to stay in the apartment for at least one more year if you would reduce the increment. Thank you. |

Dear Management, I hope this email finds you well. I appreciate your prompt communication regarding the upcoming lease renewal. I have decided to renew my lease for next year. I understand that the increase of rent from 2,100 to 2,450 per month and I am prepared for this adjustment. I would appreciate it if you could provide the necessary paperwork and details regarding the lease renewal process at your earliest convenience. Thank you for your attention to this matter. I look forward to continuing my tenancy on the property. Kind regards, [My name, address and contact information.] |

Dear Management, I would like to request to negotiate the rental increase to a lower price. A $ 350-month increase is too much. I would like to counteroffer a $ 100-month increase. Hope we can agree, thanks. |

Dear Management, Hello, hope all is well. Thank you for letting me know ahead of time but I am currently looking for a more affordable price in the area. I will let you know before the two months is up when I find a place. Thank you! |

Dear Management, Thank you for checking in! Although I would love to stay, I am not certain i can afford such a steep increase. Considering the state of inflation relating to simple necessities i.e. food and public transport. You have been amazing landlords and I’d understand if there were additional visible improvements to the property that occurred through the duration of my current lease, or any planned for the future. I have not been made aware of it. A 16% increase in rent does not seem or feel ethical in practice, especially in California. That’s not to say that I am willing to negotiate something that can accommodate both parties. I have made such a wonderful home for myself here and this space feels very dear to my heart. Perhaps we can discuss and take into consideration outside factors, like current rate of inflation, potential fixes or even upgrades to the space, and so on. I’m sure we can come to a mutual understanding! Thank you and have a blessed day. |
opponent | Dear Management, Thank you for reaching out regarding the renewal of my lease. I appreciate the advance notice and the opportunity to make a decision. Regarding the rent increase to $2,450 a month, I understand that the market fluctuates, and I value the convenience and comfort that this property offers. However, as your tenant for the past year, I would like to kindly request a meeting to discuss the possibility of negotiating the terms. Given the current economic climate, it would be beneficial for both parties to consider a more reasonable increase that aligns with my financial capabilities. In the spirit of finding a mutually beneficial solution, I am open to discussing options such as a phased increase over time or extending the lease term to maintain a more stable rental rate. I believe that by working collaboratively, we can arrive at a solution that satisfies both our interests. Thank you for your attention to this matter. I look forward to hearing from you. |
partner | Thanks foe reaching out to me about my lease renewal, living at the apartment as been a sort of pleasure fore me. Though am very happy staying here but to lease increment will have a great impact on my finance, in light of this i will like to negotiate my potential capacity about the rental price and i will be glad if the price could be review downward Thanks for your usual understanding |

Dear Management, Thank you for the heads up about the rate increase, I am certainly interested in staying but have other options in place that are at a more comfortable price level. I would be open to staying if there was any room for negotiation in the price available so let me know and we can meet up and talk about it. |

Dear Management, [I hope this message finds you well. i appreciate your prompt communication regarding the upcoming lease renewal. i have thoroughly considered the proposed rent increase from $2100 to $2450 per month. while i enjoyed my time as a tenant in your property, i must express my concerns about the significant increment in rent. the proposed increase is substantial, and it would be helpful to understand the reasons behind such a change. I have been a responsible tenant, always adhering to the terms of the lease and maintaining the property in goods conditions. Given the current economic conditions and the prevailing market rates in the area, i was expecting a more moderate adjustment. Before making a final decisions, i would appreciate additional information on the factors contributing to the proposed increase. Are there significant improvement or changes to the property that higher rent? Thank you for understanding, i look forward to your response. ] |

Dear Management, No. I will not be renewing my lease if the rent is going up. $350 more a month, $4,200 more a year to live in the same place I have for the last two years? Why? I will renew my lease at the same rate I have been paying, or you can find a new tenant. I have looked elsewhere and can move into another place for less. I’d rather not have to do that, but I will if necessary. Best, Your Tenant |

Dear Management, [I would like to inform you that I won’t be able to pay that money you suggested for the new payment. The new rent payment is out of my hand since the economy is somehow. I think the management should please review the amount very and try to consider us. If the management insisted on the new amount, then I think I would have to move out of the apartment. Thank you ] |

Dear Management, $350 is quite a bit of an increase for just 1 year. Is there an itemized invoice for the increase that I can see for reference? I will be looking for other residences while I make my final decision. Thank you for your time. |
opponent |
Dear Management, I have received notice of rent increase. I am writing to ask for clarification regarding these changes. The market constantly fluctuates, which impacts tenants and landlords. Each deserves to maintain a stable life with reliable shelter and income. As a tenant, while I understand that rent increases provide more resources for the neighborhood, it will be futile if rent is raised to a point that tenants cannot afford to remain a resident. Providing details as to what improvements will be made after rent increase will allow tenants to make informed and decisions about maintain affordable and up-to-standard condition–a basic human right. |

Dear Management, Thank you for reaching out! I enjoy living in this apartment and would love to work out new lease terms that would allow me to stay, however, the rent increase of $350 or 16% is a bit more than I was anticipating. Due to me being a responsible tenant and taking great care of the property, I’m hoping that you may instead consider a rental increase of 10% or $210 which would still be in line with the current market value. I believe it would be beneficial to us both for me to remain in the apartment so you can forego the hassle of re-listing the apartment for rent and finding a new tenant who may not give your property the same care. I would love to discuss this further with you if you are open to negotiating new lease terms, however, I do not believe it would be advantageous for me to resign with such a large rent increase. Please let me know your thoughts at your convenience by giving me a call anytime during working hours. Best, Tenant 555-5555 |

Dear Management, I am interested in continuing our rental agreement, however, I have some concerns about the proposed increase in rent to $2,450 per month. Dear Management, Hope this email finds you well. I’ve been a loyal tenant for almost a year and would love to stay, but this rent increase is steep. I’ll have to explore other options if the rent increase takes effect. However, if you’re open to bringing down the rent amount, please let me know. I’m happy to discuss this matter in person or over the phone. Thank you! |

Dear Management, Thank you for your mail regarding the upcoming lease renewal. I’ve noted the proposed increase in rent to 2450 per month. Before making a decision, could you please provide more information on the reasons behind the rent adjustments and if there any alternative options available? I’m also curious if there are planned property updates that may justify the increase. I appreciate your prompt response and look forward to discussing this further. Thank you, |

Dear Management, I am saddened to see the increase in my lease and would urge you to reconsider. I consider myself to be a great tenant who offers a reliable payment each month. I believe as a tenant I have made it easier for you by always being on time for payments and never complaining about specific renovations or causing any damage to the building itself. I urge you to reconsider this decision, can we possibly work out an upfront payment in advance of the existing amount? If this increase cannot be altered I am afraid I will have to look elsewhere, I hope you reconsider. Thanks. |

Dear Management, Thank you for letting me know about my lease coming to an end. I appreciate you reaching out. I was wondering if you can explain to me the reason for the increase in rent? I enjoy the apartment and have enjoyed being your tenant. I have taken good care of the apartment and have always paid my rent on time. I look forward to your response. Thank you! |

Dear Management, [I would like to renew my lease, but your renewal offer is higher than expected and the average annual increase. With that being said, i am willing to pay a slight increase according to the market. If you would like to keep a safe tenant never paid the rent late, no other issues in the past year and are willing to negotiate the raise, please contact me as soon as possible, but no later than end of the week. I would also respectfully ask for my deposit refund in case there is no room for negotiation. With respect, Jimmy from 304 |

Dear Management, Thank you for the notification regarding the lease renewal. I would love to schedule a meeting to sit down and discuss this in person if you have availability this week. I would like to renew my lease, as this apartment has become my home, however an almost 15% increase in rent is not sustainable for me. I would appreciate the opportunity to discuss options that can work for us both. I have been a responsible, problem-free tenant and will continue to be one in the future, should we be able to come to terms on pricing. |

Dear Management, I really like my current apartment and would like to stay; however, the price increase isn’t suitable for me and I have found other comparable apartments that cost less. While I would really like to stay, I won’t be able to afford this increase. |

Dear Management, I expect a price increase but not that much. Thank you! |

Dear Management, Thank you for your message. I would like to stay in the apartment - I love living here, but I don’t think that I can afford a $350.00 increase. Would you be able to lease it to me for $2,275? I understand that sometimes rent has to increase and I would be able to pay #2,275 each month. |

Dear Management, Hi, thank you for letting me know. I want to know if its possible to speak over the phone or in person so we can negotiate a deal because I find the rate of which the rent has gone up too much for me and I might have to start looking else where. |
opponent | 2 | 2 | 4 | Dear Management, I am interested in retaining my lease, as I have been very happy here, however I am concerned about such a large increase in rent. Has there been some increase in expenses? I think I will have to look into options in the area to see if the price is reasonable. If we are not able to come to a satisfactory agreement, I’m afraid I will have to leave. Thank you for your time. |

Dear Management, In response to email about renewing my lease, I have enjoyed my time here and would love to be able to renew my lease but at this time I would not be able to spend an extra $350. I understand the need to increase rent to due rising costs and would be able to up to $2300 a month if that was at all possible. |

Dear Management, Thank you for your response. I do want to express my interest in staying in this apartment but not at the increase you have suggested. I have been a good, responsible and loyal tenent. Because of this can you meet me in the middle and offer a lower price than the one you started with? |
partner | 3 | 3 | 5 |
Dear Management, I am considering my options at this point in time. I am not able to afford $2450 a month, and it’s quite disappointing because I have genuinely valued our tenant/management relationship. I will have to explore options outside of my current lease, whether that is with you or with a new apartment management team. Please let me know if there is any room for negotiation. |

Dear Management, Thank you for your email. I would like to remain at this apartment for a new lease. However, upon doing research, I have found a comparable unit elsewhere with a $2,200/month rent. Can we meet and discuss our options, as I very much would like to stay here but will have to make the smartest financial decision for me. Thank you |
partner | 3 | 2 | 3 |
Dear Management, This is quite a jump in the rent price. I’ve looked around and I see that there are lower rent apartments in this area, however staying in this location benefits both of us, as you would not have to find new tenants, and I wouldn’t have to move. I would appreciate it if you would consider a raise in the rent to just 2150 a month, instead. |

Dear Management, I would like to meet to discuss negotiating my future rent increase. I currently enjoy living in this unit and feel that I have been a good tenant with minimal issues. Personally, I understand the need to raise rent prices, however, I feel a low maintenance tenant would save you money in the long run. |

Please consider keeping my monthly rent the same for the next year. |
partner | 3 | 3 | 4 |
Dear Management, I understand that you may have to increase my rent for a variety of reasons, but I would like you to consider that you are asking me to pay an extra $4200 this year in rent alone. I believe my rent is already at a reasonable amount. I am not asking to lower my rent, simple be fair. I would like to renew my lease to avoid going through the headache of having to move, but I am not willing to pay that amount. I believe if my rent is to increase at all, an extra $100 a month is reasonable. I am willing to pay $2200 a month, no more than that. |
partner | 3 | 3 | 4 |
Thank you! |
opponent | 2 | 3 | 4 |
Dear Management, I would like to know the reasoning behind why the rent increase is much greater than in previous years. This increase also seems to be higher than average than other properties. I have recently viewed other properties within the vicinity of this property and a new monthly rent of $2450 is not comparable to other similar properties I have visited. Would the property be willing to decrease the monthly rent since I have already been a resident here for some time now. Thank you for your time, Tenant |

I thank you for your time, and I am hoping that we can continue to do business together. |
opponent | 3 | 3 | 4 |
Dear Management, I would like to ask for the reasoning behind the increase in rent costs and if it would be negotiable. I have been looking at other options and there are many similar apartments I could get for cheaper than the new increased rent you are proposing. I prefer to stay so I would not have to deal with the moving process, but it is hard to justify at the new proposed cost. |
partner | 3 | 2 | 4 |
Dear Management, Please consider how good of a tenant I have been. It would make a huge difference if you did not raise the rent. Certainly we could make a compromise. Best Regards, Tenant |
opponent | 3 | 4 | 5 |
Dear Management, I believe a 17% increase in rent is a bit hefty. An additional $350 a month is quite ambitious. What new or extra services will I be receiving for this additional cost? While I understand inflation, I believe the amount you are asking to increase my rent is unacceptable. I have located several apartments in the vicinity for far cheaper than your proposal. I have been a great tenant; I would hate to have to leave. Can we negotiate this increase? |

Dear Management, I would generally prefer to stay at this property, as I have enjoyed living in this apartment under your property management. However, I’m not sure if the price is tenable for me to do so. An increase from 2100 to over 2400 is over 14%, which is well above year to year inflation. This seems like price gouging to a certain extent, and an unfair method of extracting as much profit as possible. Is there any wiggle room on the price for rent? Especially from the perspective of quality tenants who you have a stable relationship with, that is quite positive? I fear I may have to consider other options as this inflated rent is difficult to afford in a city where there is already rampant price gouging by landlords. |
partner | 3 | 3 | 4 |
Dear Management, I understand your position on raising the rent because of inflation and other rising costs but raising it more than 10% is something I really cannot afford. If you’re willing to compromise and come down some, I would love to reconsider. |

Dear Management, I have been a tenant for over 2 years. I generally love where I live. I am wondering if there is any way to stop the increase or not have so much of an increase? Dear Management, With a raise of $350 a month ($4200 a year) I feel I must look into other options for myself before I commit to staying with your company. I feel this is a rather large raise in rent and would be doing myself a disservice to not check into other options. I will respond in a few days. |

Thank you. |
partner | 3 | 4 | 5 | Dear Management, The rent increase of this apartment is very unfair and abrupt. Increasing rent by $350 a month will put a damage on my monthly expanses severely. I understand you’re here to make money, but I’ve loyally have paid my rent on time these past 10 months, getting this increase is a slap in the face. |

Thanks |

Dear Management, With my rent being raised by more than $300 per month, what new amenities, features, or upgrades will I be given then? When will I have new flooring installed? What else are you giving us tenants for such a drastic increase in the rent price? I must know these before deciding on whether I am staying or not. Thank you |

As an example, include a warm greeting, remind the tenant about when rent was due and ask them to pay at their earliest convenience |
opponent | 2 | 3 | 5 |
Dear Management, At that rate, I don’t think I’ll be able to stay. I understand that you need to adjust the rent with inflation and changing property values- but that’s an increase of over 16%. I could accommodated a 5% increase, but above that- I’ll have to look elsewhere. Thanks! |

Dear Management, Due to the current economy,.I think raising the rent $350 a month is uncalled for. This would put my family in an economic hardship. I have looked at the current market, and see that I can rent elsewhere for close to the same as I am paying now. I would like to discuss this situation further. |

Is there room for negotiation on the terms for the possible renewal of the lease? thank you |

Otherwise, I will not be able to renew a lease here, and will sign on one of the cheaper apartment in this area. |

opponent | 2 | 2 | 4 |
Dear Management, I received your email and would first like to say how much I love living here. I want to stay, but my budget won’t allow me to pay $2,450/month. I understand that rent may increase yearly, but $350 more monthly is a huge jump and I can’t afford it. I consider myself to be a great tenant, and I hope you can understand my situation. Thank you |
opponent | 3 | 4 | 5 |
Dear Management, I’m writing to inform you that if the price of my lease increases to $2450, I’m afraid I’ll no longer be willing to stay on as a tenant. In anticipation of this possibility, I’ve done some preliminary searching, and frankly considering all aspects and features of the property, the truth is that I’m probably already close to overpaying at $2100 a month. $2450 is completely unreasonable, and unless we can come to a mutually agreeable compromise, I’ll gladly take my patronage elsewhere. |

Dear Management, Since the price of rent is going up $350 per month, which is over $4,000 per year, I’m going to have to look around and explore my other options before I make my decision. I like it here and want to stay but I don’t know if it’s still worth it for me to keep living here at a higher rent rate. What were the reasons for raising my rent up to $2,450? |
partner | 3 | 2 | 4 |

Thanks! |
opponent | 2 | 3 | 4 |

As you may be aware, the current economic environment has presented many challenges, and I am unsure if this increase aligns with the current market rates in the area. I would be interested in exploring potential alternatives to the proposed increase. I believe that open communication and collaboration can help us find a solution that works for both parties. |

Dear Management, $350 is quite a bit of an increase for just 1 year. Is there an itemized invoice for the increase that I can see for reference? I will be looking for other residences while I make my final decision. Thank you for your time. |

Before making a final decision, I would like to understand the reasons behind the proposed rent adjustment. Could you please provide some insights into the factors influencing this decision? Best Regards, Tenant |

Well, they’re all in the direction we’d expect. And it’s always the case with these natural language data that there’s so much noise - you just need bigger N’s to find an effect (if there is one!).

These look better than last time. I think these chat-gpt prompts are pretty good (but the likert scale items are no good, so, idk).
